The building is of steel portal frame construction with double skin metal deck roof. There are windows just below eaves level on the main warehouse building for natural light. The side elevations also have insulated cladding down to the external walls which are precast concrete panels/blockwork and are nap plastered to the exterior. The building is L shaped and is divided internally in three. The floors are power floated concrete and are in good condition. The full height warehouse area is approximately 37,900 sq ft and the offices 3,600 sq ft. There are two full size sectional doors and three dock levellers giving excellent access to the warehouse. There is a modern lighting system installed. OFFICES The main offices are to the front of the building and are of modern design and laid out on a cellular basis. There is a reception area, boardroom, toilets, canteen and individual offices. They have suspended ceilings with insulated tiles, plastered painted walls and carpeted/tiled floors. There are two pedestrian doors to the front offices and all doors and windows are blue powder coated aluminium frames with double glazed windows. There are further offices/staff areas elsewhere in the building one of which has access directly to the yard. The offices are flat roof most of which is concrete beams allowing mezzanine storage thereon on top of the areas quoted earlier. The building has a high specification electrical connection with new "substation" constructed to the front of the building. OTHER MATTERS The local authority rates for 2020 are 17,515. The property currently has good access to the M7 motorway along the N77 and Fr Browne Avenue but when then the "Togher Road" is finished construction it will be in a very prominent location to Junction 17. PORTLAOISE The property is located in Portlaoise known as the "Crossroads Of Ireland" and designated in the Irish Governments "National Spatial Strategy" as a National Inland Port and key Transport Hub. The M7-M8 motorway intersects with the important N80 Rosslare to West Of Ireland road in Portlaoise. Portlaoise is the largest town in Co. Laois with a population of approximately 22,000 (2016 Census) and is one of Irelands fastest growing provincial towns. The property is situated 2.8 km. from Junction 17 known as the Togher Interchange on the M7 motorway.
